Asturias is the new “Green Spain” for international buyers. To avoid pitfalls, understanding the local terminology is your first line of defense.
2: Top 5 Terms Every Buyer Needs to Know:
- Nota Simple (Land Registry Extract): To check for hidden liens or mortgages. This is your most important document. it confirms who the legal owner is and, crucially, if there are any outstanding debts or charges (mortgages, unpaid taxes) attached to the property.
- Arras Contract (Deposit Agreement): The binding 10% deposit stage. Similar to a preliminary contract. You usually pay a 10% deposit. Be careful: if you pull out, you lose your deposit. If the vendor pulls out, they must pay you back double.
- NIE Number: Your essential Spanish tax ID for all transactions. Your Número de Identidad de Extranjero. You cannot sign the deeds, open a bank account, or set up utilities without it.
- IBI (Local Property Tax): Ensuring the previous owner has no debts. This is the equivalent of Council Tax. Always verify that the seller is up to date for the last four years.
- Escritura (Title Deeds): The official closing document at the Notary. The official document signed before a Notary. This is where my role as an interpreter is vital: I ensure every clause read by the Notary is perfectly understood before you sign.
